What happens to a tenant's security deposit when they move out?

In Ontario, landlords must follow strict security deposit return laws when a tenant moves out. The deposit must be refunded within the legally required tenant deposit refund time, usually between 14–30 days, depending on the region and lease agreement.

If the landlord makes deductions for damage or unpaid rent, they must provide a written, itemized list explaining each landlord deposit deduction with proof such as photos or invoices.

If a landlord fails to return the deposit on time or makes unfair deductions, tenants can file an application and seek guidance from a Landlord Tenant Board Paralegal to recover the full amount owed.
