For 2026, the Ontario Rent Increase Guideline is 2.5%, which is the maximum a landlord can raise rent for most residential units built before November 15, 2018. Units built after that date are exempt from rent control and can be increased by any amount with proper notice.
The 90-day written notice requirement still applies regardless of the amount.
A landlord can apply to the LTB for an above-guideline increase in limited circumstances. If you have questions about whether your unit is covered or your increase is lawful, a Landlord Tenant Paralegal can provide clarity.
