Tenant Rights When Property Is Sold

Home / FAQs / Tenant Rights When Property Is Sold

What rights do tenants have if the landlord sells the property?

In Ontario, tenants keep all their tenant rights when a landlord sells the property. A sale does not cancel the lease. The existing lease after property sale remains fully valid, and the new owner must honor the same rent, terms, and conditions until the lease ends.

Tenants cannot be forced to move simply because of a sale, and all new landlord tenant rights remain protected under Ontario’s Residential Tenancies Act.

If a new owner tries to change the lease, increase rent illegally, or pressure the tenant to leave, legal advice from a Paralegal for Landlord Tenant can help enforce tenant protections and prevent unlawful eviction.
