An N7 is a ‘Notice to End a Tenancy for Causing Serious Problems in the Rental Unit or Residential Complex.’ Unlike an N5, an N7 does not give the tenant a chance to fix the problem it goes directly to the LTB for an eviction hearing.
A landlord can use an N7 in cases of serious damage, illegal acts seriously impairing safety, or wilful and serious damage to the property. The notice period is 10 days. Because there is no correction period and the consequences are severe, tenants who receive an N7 should contact an Eviction Paralegal as soon as possible to prepare a proper defence.
